Resort Policy for The Seascape

Welcome to The Seascape! To ensure a pleasant and safe experience for all our guests, please adhere to the following policies:

  1. Check-In/Check-Out:

    • Check-In: From 1:00 PM.
    • Check-Out: By 11:00 AM.
    • Early check-in or late check-out may be available upon request and subject to availability.
  2. Behavioral Policy:

    • Drugs and Illegal Activities: The use, possession, or distribution of illegal substances is strictly prohibited. Violations will result in immediate eviction and potential legal action.
    • Noise Levels: Please keep noise to a minimum to respect the comfort of other guests.
  3. Pets:

    • Pets are permitted on the property. Service animals are the only exception and must be declared at the time of booking.
  4. Damage and Theft:

    • Guests are responsible for any damage or theft of property. Charges will apply for any damages incurred during your stay.
  5. Smoking:

    • Smoking is not allowed inside the villas or common areas. 
  6. Safety and Security:

    • Ensure that doors and windows are securely locked when leaving your accommodation.
    • The resort is equipped with security cameras for your safety, and any suspicious activities will be reported to the authorities.
  7. Guest Conduct:

    • All guests are expected to behave respectfully towards staff and other guests. The Seascape reserves the right to refuse service to anyone who fails to comply with resort policies or engages in disruptive behavior.
  8. Early Check-In and Late Check-Out:

    • Complimentary early check-in is available from 12:00 PM if no prior bookings are in place.
    • Complimentary late check-out is available until 11:00 AM if no subsequent bookings are scheduled. Extended check-out times are subject to additional charges.

Cancellation Policy

The Seascape has established a flexible cancellation policy. Hosts choose the policy that suits them best, though The Seascape recommends starting with a Flexible policy. This policy outlines the refund amount and timing for cancellations. Please review the policy for details.

Guests should familiarize themselves with the Cancellation, Refund, Relocation, Rescheduling, and other applicable policies before booking.

Standard/Moderate Cancellation Policy:

  • Cancel 21 days before check-in for a full refund.
  • Cancel 21-11 days before check-in for a 50% refund.
  • No refund for cancellations less than 11 days before check-in.
  • A nominal cancellation fee of 5% applies for processing refunds; refunds as travel credits incur no fee.
  • Refunds will be in travel credits if used for booking.
  • Non-cancellable coupons override cancellation policies; no refunds, but rescheduling is possible.
  • Cancellation policies are not applicable during peak periods: Independence Day (15th Aug), Diwali (10th-20th Nov), Christmas and New Year (24th Dec-2nd Jan), and Republic Day (26th Jan).
  • In extreme last-minute cancellations, guests receive an 85% refund if The Seascape rebooks the dates; otherwise, no refund is provided, and the cancellation is treated as a no-show.
  • Partial payments are non-refundable.

Terms & Conditions:

  • Refunds from The Seascape are processed within 5-7 working days, with a 5% cancellation fee to cover processing costs and payment gateway charges.
  • GST applies to the cancellation fee.
  • A reservation is officially cancelled when the guest uses the cancellation button or contacts our Reservations Agent.
  • Early departures will be refunded at The Seascape’s discretion.

Refund for Extra Charges:

  • Extra bedding charges are refundable if notified at least 2 days before check-in, with a 5% processing fee. No refund for notifications within 2 days or after check-in.

Cancellation by The Seascape:

  • In extreme cases, The Seascape may cancel or reschedule bookings. Guests can choose a 100% refund or Travel Credit, which includes the full amount paid plus 25% of the original booking (excluding GST). Travel Credits are valid for 360 days.

Reschedule Policy:

  • Rescheduling is only allowed at the same home.
  • Additional charges apply if new dates have a higher tariff.
  • Rescheduling is allowed up to 2 days before check-in.
  • No fee for rescheduling within 12 hours of payment (excluding stays within 7 days of booking).
  • A 15% rescheduling fee + taxes applies for changes up to 7 days before check-in.
  • A 50% rescheduling fee + taxes applies for changes up to 2 days before check-in.
  • Rescheduling fees apply each time a booking is rescheduled.

Relocation Policy:

  • Relocation to another home is not permitted once the booking is confirmed.

Early Check-in and Late Check-out Policy:

  • Standard check-in is 1 pm; check-out is 10 am.
  • Complimentary early check-in by 12 noon is available if no prior booking; charges apply for earlier check-ins.
  • Complimentary late check-out by 11 am is available if no subsequent booking; further extensions incur charges (20% for checkout up to 3 pm, 40% up to 6 pm, full night charges thereafter).
  • Early check-in and late check-out are at The Seascape’s discretion.

Processing Refunds:

  • Refunds are processed within 5-7 working days with a 5% cancellation fee to cover processing costs and payment gateway charges.
