Guest Policies

The few clear rules that keep The Seascape calm, safe, and fair for everyone who stays here.

These policies apply to all bookings made directly with The Seascape. For reservations made through third-party platforms, the cancellation and payment terms shown on that platform at the time of booking prevail. For anything not covered here, please contact us at +91 72767 00667.

Booking & Confirmation

Reservations are confirmed on receipt of the advance payment communicated at the time of booking. A booking is held in the name of the primary guest, who must be 18 years or older and present a valid government-issued photo ID at check-in (passport, Aadhaar, driving licence, or voter ID; PAN cards are not accepted as address proof). The total number of guests, including children, must not exceed the occupancy confirmed for the room.

Check-In & Check-Out

Check-in is from 2:00 PM and check-out is by 11:00 AM. Early check-in or late check-out is subject to availability on the day and may carry an additional charge. Please let us know your expected arrival time in advance so the room and a welcome are ready for you.

Payments

The balance amount, along with any applicable security deposit, is payable at or before check-in. We accept UPI, bank transfer, and major cards. Any refundable security deposit is returned at check-out after a routine inspection of the room, less deductions for damage or missing items, if any.

Cancellations & Refunds

Cancellations made well in advance of the check-in date are eligible for a refund of the advance, less a processing fee; cancellations closer to the check-in date, no-shows, and early departures are non-refundable. Exact cancellation windows and refund percentages are shared on your booking confirmation. Date changes are subject to availability and any difference in tariff. Refunds, where applicable, are processed to the original payment method within 7–10 working days.

Guest Conduct

The Seascape is a family property. Guests are requested to keep noise to considerate levels after 10:00 PM, particularly around the villas and pool areas. Illegal substances are strictly prohibited on the premises. Alcohol consumption, where permitted, must comply with Maharashtra state regulations and is restricted to guest rooms and designated areas. The management reserves the right to refuse service or ask guests to leave, without refund, in cases of misconduct, damage, or behaviour that disturbs other guests.

Pool & Property Safety

Private and common pools are used at the guest's own risk; there is no lifeguard on duty. Children must be supervised by an adult at all times in and around pools, the beach access, lawns, and bonfire area. Glassware is not permitted in or around the pools. Please follow staff instructions during bonfires and any water-adjacent activities.

Visitors & Outside Guests

Only registered guests may stay overnight. Day visitors are permitted only with prior approval from the management and may be subject to a visitor charge. The property, including pools and dining areas, is reserved for registered guests.

Food & Beverage

Our in-house kitchen serves Konkani and multi-cuisine meals. Outside food is discouraged; if you have specific dietary requirements, tell us in advance and the kitchen will do its best to accommodate them. Candle-light dinners, floating breakfast, and bath-tub trays are chargeable experiences and should be requested at least a day ahead.

Pets

Please contact us before booking if you plan to travel with a pet. Where permitted, pets must be leashed in common areas, are not allowed in pools, and any damage or extra cleaning is chargeable to the guest.

Damage & Liability

Guests are responsible for the room and its contents during their stay; the cost of repair or replacement for damage beyond normal wear and tear will be charged. The Seascape is not liable for loss of cash, jewellery, or valuables kept in rooms or vehicles, nor for personal injury arising from failure to follow safety guidance. Vehicles are parked at the owner's risk.

Force Majeure

In the event of circumstances beyond our reasonable control — including extreme weather, natural calamities, government restrictions, or utility failures — the property may offer alternative dates or a credit note in lieu of a refund. We will always try to find the fairest outcome for the guest.

Privacy

Guest information collected at booking and check-in is used only for reservation, legal compliance (including C-Form requirements for foreign nationals), and service purposes, and is not sold or shared with third parties for marketing. Photography of other guests without consent is not permitted; any commercial photography or drone use on the property requires prior written approval from the management.
